The property is zoned
Agricultural/Recreational.
This means
structures such as trailers and
similar are approved.
You
can bring a trailer, RV or
any wheeled vehicle no larger than 10
foot X 40 foot to set
up at your
personal campsite to be enjoyed upon
visits.
You
can NOT build a house, Cabin or any
permitted structures here at this time.
Many regular property
owners (Members of RRPOA) do have very
nice "campsites" set up.
Most of
the land at River Ranch is
un-surveyed
land and it will not be the land you
set-up your camp on. No matter how much
land you own you will get a campsite in
the general area that they are setting
up camps at that time and it will be
about 1/2 acre in size with a 1.25 acre
"ACCESS DEED". Each 1.25 acre
deed has 4 slots that we can put up to 4
single people or 4 married couples on
the deed.
ALL shared deed owners have rights to
bring in separate campers to set up on
the same campsite (up to 4 campers on 1
campsite per 1.25 deed).
As of March 9th, 2006, a .31 acre deed will get
you access to all of the 70 square miles
and access to the temporary camping area
only. You will no longer be able to get
a campsite with a .31 (access
only) you must purchase a 1.25 acre deed
to get a campsite.
We
can put 1 single person or a married
couple on a .31 acre deed.
We also have
Surveyed "deeded"
lots available, that means
that you will OWN THE
PROPERTY your campsite is on.
Please

fees for annual membership of the RRPOA
is $120 per member which helps to
maintain the main roads and trails, Fire
Trucks, and land/Rescue equipment, feed
for the animals (which improves
hunting!) and the normal fees involved
with land upkeep. This is a great deal
considering the beauty of the property.
Property taxes are extremely minimal,
around no charge for a .31 to $12 a year
for a 1.25! The demand for these lots is
increasing fast.
The property is currently
experiencing and undergoing improvements
to ease ways and access
ways, as the roads are more accessible
than ever before. Electricity is
available through generators, solar
panels, wind generators and all are
allowed.
Many
campsites have water also, as small wells can
be dug and installed for around $250

Deer,
Wild Boar, Hogs, Quail, and Turkey
are all there for hunting on the
property. All hunting at River Ranch
follows all normal hunting rules and
seasons for the state of Florida and
there is no hunting out of any
Florida season.
During hunting
season you are not allowed
to ride
your ATV for fun (you can if you’re
going to hunt) in the hunting area
(for safety and respect for the
hunters) but there is still miles
and miles of safe riding during the
hunting season. Located in Central Florida,
you are close to everything. From
River Ranch Lot, 12 Miles to Lake
Wales, 12 Miles to Frostproof, 30
Miles to Bartow, 50 Miles to Disney,
Orlando, 80 Miles to Tampa-St. Pete.
There is also a BOAT RAMP into The
Kissimmee River or Lake Kissimmee
nearby via Lake Kissimmee state park
or the many fish camps in the

The
fees for annual membership of the
RRPOA is $120 per member with an ATV.
If the husband has an ATV and the
wife has an ATV then both would have
to join the RRPOA for $ 120 a year OR
1 membership and 1 guest pass. If
the husband and wife share an ATV or
vehicle then only one membership is
necessary. Each 1.25 acre deed has 4
slots (4 single people or 4 married
couples) and at least 1 person from
every slot has to have a membership
(single or married) as well as at
least 1 membership on a .31 acre
deed. Your spouse (if he/she does
not have an ATV)
and kids
under 16 (with or without an ATV, if
they are on an ATV they must wear a
helmet) get in free with you and are
not counted as guests.
Members have
to be present to bring in the
guests. Each paid RRPOA
member, can purchase up to 2 annual
guest passes for $100.00 each that can
be used for any 2 accompanying guest
throughout the year. A guest pass
can work for a single person,
married couple and/or their kids
under 16 with 1 or less ATV's, $20
per ATV over the 1 guest pass for
the family guest pass. If
you do not intend on using the
property for recreation and are
buying for investment or to use in
the future you do not have to join
the association until you use it for
recreational purposes.
We also go out to the property every
Saturday from 10AM-4PM to help
buyers set up their RRPOA
memberships, or we can show
potential buyers the grounds.
And we can also get you signed up
and ready to ride & camp if you
purchase that day, so bring the kids
